The north end of the island is favored by many for its residential family neighborhood character, with many families choosing the location for its casual lifestyle, just removed enough from the mainstream but still convenient to mid-town. The wide beaches are particularly choice with many cross streets sharing beachfront cabanas, a favorite spot for neighborhood gatherings, parties and cook-outs. North End real estate ranges from modest 1950s Bermuda-styles to large waterfront estates. In recent years, new construction has begun replacing many of the smaller homes on choice lots. Zoning and architectural review restrictions are stringent for new homes, protecting the character and quality of the north end, and do not permit condominiums or any commercial usages other than very private clubs that have been in place for many years.
